Answers to your common questions

Can you hold a place before I apply?
I need a deposit check and application at the least.  Further documents such as bank statements and pay stubs can come later.

Do I pay first month’s rent and last month’s rent with my security deposit?
To move in, you pay a security deposit (close to one month’s rent) and first month’s rent.  No additional last month’s rent.  We may need additional deposits for lack of credit or pets, according to the decision of the property manager.

How do I pay rent?
Through our tenant portal on our home page or mail in a check.

How old do you have to be to apply?
Minimum Age 18.

I want to get a pet. What do I do?
First ask the property manager if the property allows pets.  If so, they will probably want to know what kind of pet.  If the pet is approved, there will be a pet deposit and possibly additional pet rent.

I want to move out, but my roommate wants to stay. What do I do?

Both you and your roommate are responsible for the full payment of rents.  However, if we find a qualified tenant.


Is the deposit refundable?
Yes, as long as there is no damage to the property caused by the tenants, no excessive wear and tear, the property is delivered in clean condition at move out and rents are paid current.

My lease expiration is coming and I want to move out. What do I do?
Give a written 30-day notice to Property Management 30 days before you move out.

Who is responsible for paying for repairs & maintenance requests?
If the repair is a property failure, the owner pays.  If tenant brakes something or it is a sink clog due to hair in the drain or the  toilet is plugged from throwing items such as toys or tampons or items that do not belong in a toilet, etc.. tenant pays… 

Who needs a cosigner?
Students may need a cosigner if they are going to school without sufficient income.  If you do not qualify on your own, you may also need a cosigner.  This will be at the discretion of the property manager.
